A lot of commercial chimneys were built with multiple wythes of brick, meaning the inner wythe of brick may be firebrick, and the remaining wythes in the chimney are just standard brick.
The exhaust gases from natural gas, oil, coal, and propane is very acidic. Additionally, the exhaust gases from these fuels produce extreme amounts of water. Mixing acidic flue gases with water creates an acid rain, which causes the chimney to deteriorate from the inside out. It’s not uncommon to find hundreds of bricks at the base, or in the clean outs, of unlined commercial chimneys.
